Policies

Reservations:

  • Early reservations are advised for all Holidays.
  • Reservations made through this web site receive our BEST RATE GUARANTEE!
  • All rates include full use of the 4,575 square foot luxury estate, including 4 bedrooms plus sleeping loft, 3.5      baths, fully equipped kitchen, attached 3-car heated garage, governor’s drive and 2.5 landscaped acres.
  • State tax and occupancy tax, professional basic cleaning, snow removal, firewood and complimentary amenities included in every rental rate.
  • Prices and policies are subject to change without notice (but will not change after a rental contract is signed)
  • Signed contract and signed guidelines required with every reservation.
  • Adults 25 or older are required to sign contract and guidelines, be present during rental, and assume full responsibility for guests.
  • Smoking prohibited.
  • Animals/Pets prohibited.

Children:

  • Children of all ages are welcome; however we request that adequate adult supervision be present for all children.

Security/Damage Deposit:

  • A security/damage deposit is required with every reservation in the amount of $1,000, returned to you within two weeks less any damages (if any should occur), via check. If damages or loss should occur, your deposit will be returned within 30 days.

Check-In and Check-Out Times:

  • Check-in   Time:  7:00 AM (or later at your convenience)
  • Check-out Time:  7:00 PM (or earlier at your convenience)
  • We want you to have full use of your reservation dates therefore we feature the above early check-in and check-out times so that you may enjoy a full day of activities, every day!
  • Some holiday check-in, check-out times may vary.

Room Amenities:

Guest Pantry:

  • Please help yourself to a selection of bottled water, gourmet coffees, hot teas, hot chocolate and microwavable popcorn.  Assorted pantry items are also available for your use including full condiment selection and additional assorted items.

Concierge Service:

  • We are happy to make dinner reservations for our guests and provide a wealth of local information & driving directions.
  • Gift certificates are available year round.
  • A wide variety of concierge services are available upon request.
  • Grocery delivery prior to check-in available for a nominal fee.

Minimum Stay:

  • Year-round weekend rentals (non-holiday) require a minimum 2 night stay.
  • Year-round weekly rentals require a minimum 6 night stay.
  • Holidays are subject to increased minimum stays of 3 nights.
  • One night estate rentals are welcome based upon availability.

Rental Rates:

  • For reservations MORE THAN 45 days in advance 50% of your rental fee and 50% of your security deposit are required in the form of a certified/cashiers bank check.
  • For reservations LESS THAN 45 days in advance 100% of your rental fee and 100% of your security deposit are required in the form of a certified/cashiers bank check.

Maximum Occupancy:

  • It is our preference of Wish You Were Here! Luxury Estate, LLC, to maintain a comfort level for all and to limit occupancy.
  • Your luxury vacation estate is designed with 4 bedrooms plus sleeping loft and 3 ½ baths for a maximum of 12 occupants.  Total occupancy within the estate is based on 10 adult occupants at one time or a maximum of 12 occupants IF your 11th and 12th occupant is a small child or infant.
  • We are unable to accommodate more than 12 occupants at this time.
  • All guests MUST adhere to the maximum occupancy listed on their rental contract.  No exceptions apply. Penalties, fees and additional costs WILL BE assessed for breaches in occupancy.  These fees may be considerable and above the cost of your rental.

Cancellations:

  • Should you wish to cancel your reservation for any reason, we do require at least 90 days notice.
  • All cancellations must be received in writing via certified USPS mail.
  • For cancellations received at least 90 days or more prior to check-in, we will refund your deposit less a service charge in the amount of $250.00.
  • For cancellations received 30 - 89 days prior to check-in, we will refund your deposit less a service charge in the amount of $350.00.
  • For cancellations received 0-30 days prior to check-in, we will refund your deposit less a service charge in the amount of $500.00.
  • We are an independent property and cancellations affect us dramatically. If you have any concerns about possibly having to cancel, we do recommend inexpensive trip cancellation insurance.

*Reservations that are not family vacations will be considered a special event.  Every special event requires a special event contract, special event guidelines and special event payment prior to check-in.
